right of way - technical definition

The right, established by common or statutory law, of passage over an area of land.A public right of way grants passage to all and essentially is a public easement that allows the construction of roads over it and public utilities (e.g., electrical, gas, telephone, sewer, and water) over and through a narrow strip of land.
